Meaning of ‘Sir’ land

It means to ‘own’ . This refers to the land which was owned directly by the landlord. Land was cultivated by himself or by farm savants or personal tenants.

The term Sir has not been defined in upza and LR Act but section 6 of the UP Tenancy Act defines the Sir land in the following words-

1. The land which was declared as sir under the Agra Tenancy Act or the Awadh Rent Act.

2. The land which was khud kasht but which was demarcated as sir land.

The privileges of sir Land are as follows –

a. ” Once a sir always a sir” it means if a land is recorded as sir Land it would always be regarded as sir land.

b. ‘Once a tenant is always a tenant’  it mains if a sir land il was let to tenant, the occupancy right could not be created in favour of tenant.

c. Falling on bad days when Zamindar has to transfer his proprietary interest in land, he could retain his sir, let or inlet, on a tenant right, and was called ex-proprietory tenant of those sir lands.

Now there is neither Zamindari nor sir land. This is only for academic purposes.
